START WITHOUT HAVING IT ALL FIGURED OUT

Thinking about buying a home? You do not need every answer before the first conversation.

A lot of people start with the same questions: What about my credit? How much could I afford? Am I even ready? Those are reasonable questions. You do not have to answer them by yourself before reaching out.

BRIAN'S ROLE

Real estate guidance.

Brian can help you understand the buying process, organize what matters to you, explore Greater Cincinnati areas, search homes, think through timing, and connect you with the right professionals when you want them involved.

LENDER'S ROLE

Financing guidance.

A lender is the professional who can explain what information you need, whether and when a credit check is involved, what financing options may apply to your situation, and what your actual next steps should be.

Brian does not evaluate your credit, determine what you qualify for, or give loan advice.

What the early process can look like

You say what you are trying to do.Maybe you are ready soon. Maybe you are six months out. Maybe you just know you want something different.
We organize the real-estate side.Timing, areas, priorities, type of home, and what you want your life to look like after the move.
You decide whether a lender conversation would be useful. No pressure and no assumption about your finances. If you want an introduction, Brian can make one.
The lender explains the financing side. They tell you what they need from you, how their process works, and what options or next steps may apply.
Then we know what path actually makes sense. That may mean starting a home search now, narrowing a target range, or simply building a plan and staying in touch until the timing is right.

What if you are worried about credit?

You do not have to diagnose yourself before you are allowed to ask questions.

Credit and loan qualification are lender territory. Different lenders and different stages of the process can have different requirements and procedures. The useful move is not to guess whether you will qualify. It is to understand the process and, if you choose, speak with a lending professional who can look at your actual situation.

Important: A conversation with Brian is not a credit review. Brian will not tell you whether your score is “good enough,” predict approval, or recommend financial changes. If you want financing-specific answers, he can connect you with a lender.

Three completely valid places to be

Need a plan firstYou may be months away. That does not make the conversation a waste of time. We can identify what the next useful step is.

Questions people are often afraid to ask

“Do I need perfect credit?”

That is a financing question, and there is no useful reason for Brian to guess. A lender can explain how your actual profile relates to their available programs and process.

“Will somebody check my credit?”

Ask the lender before authorizing anything. The type and timing of a credit inquiry can vary by lender and stage of the process. They should explain what they plan to do before you proceed.

“Does talking to a lender mean I have to buy?”

No. Learning about a process and choosing to proceed with a transaction are different decisions. You remain in control of whether and when you move forward.

“What if I am not ready yet?”

Then the goal is clarity, not pressure. A useful conversation can help identify what needs to happen next and give you a more realistic path forward.

You can start where you are.

Tell Brian what you are trying to figure out. If a lender conversation makes sense, he can make an introduction. If it does not yet, that is fine too.
